  • Monitors operation and maintains refrigeration and air conditioning equipment, heating, ventilating, and hot water equipment; pumps, valves, piping, and filters; other mechanical and electrical equipment; maintaining logs as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions on an as-needed basis.
  • Performs preventive tasks as assigned by Sr. Chief Eng. Conducts repair and P.M. of HVAC systems; assures that frequency of repair and/or P.M. for HVAC systems is current and up to date.
  • Knowledge of Critical System equipment operations such as UPS Modules, ATS, STS, Generators, PDU's, etc.
  • Knowledge of Preventive Maintenance Systems such as Maintenance Connect or similar.
  • Maintains availability and adequate inventory of tools and other supplies to operate the building. Keeps track of all stock materials and performs periodic checks of inventory levels and equipment conditions.
  • Responsible for keeping track of the activities of contractors working within the building either as representatives of the building itself or tenants operating within the building.
  • Identify and report to Management any safety hazards within the building to ensure that the building's staff and occupants work in a safe environment. Adopt and implement all safety training and programs assigned by Sr. Chief Eng.
  • Adopt and comply with all regulatory laws and guidelines as they relate to the operation of the building's infrastructure. Responsible for alerting management of all building discrepancies.
  • Safeguard and maintain all records and compliance documentation for the building including up-to-date building drawings and single-lines as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State, or Local law.
  • Assist engineers and maintenance staff with their assignments and special projects as needed.
  • Learn and adopt CFWA (Critical Facility Work Authorization) process for building staff, engineers, tenants, and contractors who perform work on the building's critical infrastructure.
  • Participates in training and support aimed at expanding the capabilities of the operations staff.
  • Share responsibility for protecting and improving the value of the client's assets and ensuring that building engineering systems continue to perform their intended function.
  • Any and all other duties/tasks assigned by the management and/or Sr. Chief Engineer.Requirements/Qualifications:
    • High school diploma, GED, or equivalent required. Bachelor's degree in engineering discipline or equivalent experience preferred.
    • 5+ years of facility-related work experience.
    • Comprehensive knowledge of maintenance processes.
    • Working knowledge of computer applications such as Microsoft Office and CMMS systems.
    • Strong written and verbal communication skills.
    • Strong interpersonal skills.
    • Ability to lift up to 50 lbs.
    • Ability to stand, sit, and walk for extended periods of time.
